The philosophy
Small by design. Built for purpose.
Designed by architects. Built for you. SOF96 is for people who need housing or office space quickly—without surrendering material quality or the ability to configure every detail.
Standardised, not generic.
One engineered platform—84 or 96 square metres—curated through our configurator so every build meets the same structural and craft standards.
Built to be lived in.
Professional carpentry throughout—kitchen, stairs, and timber frame. Double-glazed aluminium windows. Concrete base and ground floor. Wood or laminate above.
There is a kind of clarity that arrives when space is limited—not constraint exactly, but the absence of excess. You notice it first in the floor plan: every metre accounted for, the sort of decision that becomes obvious once you live inside it. Quality, if it is anything, is not a feature you specify on a sheet. It is what remains when the cladding meets the frame without argument, when the window closes flush in wind that would have defeated a careless detail. You cannot buy it wholesale. You can only accumulate it—timber joint by timber joint—until the whole structure begins to behave as if it knows where it belongs. We speak of square metres as though they were the point. They are not. The point is the sustained act of living well in less: reading the light, choosing the slower layout, stopping when the configuration is right rather than when the brochure says stop. A small space, properly conceived, is not a compromise. It is a discipline—a promise that every choice will be earned, not borrowed. In high heat, the patio in front is not an indulgence—it is shade, air, and the room you did not build because you chose to hold back four square metres. At timberline or by the sea, the balcony and skylight become arguments for staying. You understand then why specification matters—not for show, not for resale, but because every choice is a vote for the kind of life you intend to live when no one is watching. The door opens. The wood glows. The story continues elsewhere, but the principle does not change: care applied early lives longer than speed applied late. That is the whole lesson a small space keeps offering, and keeps offering again, each time you are willing to listen.
There is a kind of clarity that arrives when space is limited—not constraint exactly, but the absence of excess. You notice it first in the floor plan: every metre accounted for, the sort of decision that becomes obvious once you live inside it.
